Epoxy Grouting


Epoxy grout is the king of grouts and Le Fong is the leader in installation. It is the most bulletproof grout available and the benefits are amazing. Initially it was heavily used in commercial and industrial applications due to its great features, however, over the past few years it has gained a lot of popularity in the domestic sector. A lot of people are appreciating the advantages epoxy grout has to offer and are happy to spend a little extra initially knowing they will save 10 fold in the long term.

Epoxy grouting involves installing new epoxy grout into joints that have never been grouted before. Epoxy re-grouting involves removing the old grout, cleaning all the joints and installing new epoxy grout of your choice.

In commercial situations speciality epoxy grouts are used in hospitals, cafes, restaurant kitchens, bathrooms, pubs, cool rooms and freezers. Please remember that commercial epoxy grout is different to a domestic version. Not all epoxy grouts are the same and definitely not a “one type suits all”. We carry special commercial grout range which meets Singaporean Standards. These grouts are difficult to install and require experienced technicians and equipment. All our technicians have been trained by epoxy grout manufacturers.

In domestic applications, epoxy grout is widely used in showers, walls and floors mainly due to the fact that it is very difficult to stain, doesn’t allow mould to grow and does not get affected by chemicals found in shampoos and conditioners. Being so stain proof it doesn’t require heavy duty scrubbing or cleaning like regular grout does. It is also often used on kitchen splashbacks and floors, it repels oil stains as well as stains from general cooking.

Epoxy Grout is more difficult to install than regular grout and it does require specialists like our technicians. More labour is required and speed is very important as pot life is extremely short. Special cleaning solutions are needed in order to rinse epoxy grout residue from tiles, if the residue is not removed within a specific time frame, permanent damage can be caused. Cured epoxy grout haze is not removable.

We only install the highest quality epoxy grouts in both commercial and domestic applications. Years of experience and extensive training has enabled us to master the trade of epoxy grouting. Today’s market offers quite a few different types of epoxy grout, we do not use or recommend the ‘cheaper’ types. Our epoxy products are not cheap but they are of the highest quality available and just like with anything else, you get what you pay for.

Suggested Method Statement For Grouting Tile Joints

Grouting Joints

  • Check and ensure that the tiles are soundly bonded. Clean off all loose toppings or any substances that may reduce or inhibit the adhesion of the grout to the tile joints.
  • Mix the entire content of Parts A & B of QUICSEAL 613 in a clean container with a slow speed spiral mechanical mixer for approximately 2-3 minutes until a smooth homogeneous paste is achieved.
  • Transfer the mix onto the working area and apply the paste with a hard rubber trowel to fill the joints completely. The working time allowable is approximately 30 minutes, depending on site condition.
  • To facilitate clean-up, use the hard rubber trowel at 90° angle to remove the surplus paste from the tile surface.
  • Allow the grout to settle for 10 -15 minutes before cleaning.
  • Clean the surface with an abrasive sponge such as Scotch-Brite and water in a circular motion to aid cleaning.
  • Rinse the sponge frequently in a clean pail of water. Do not overwork the joints as this will affect the finished appearance.
  • Continue this process until all the excessive grout is removed. Make sure to remove any excess water that is left on the epoxy grout.
  • Clean the installation 6 – 12hours later with denatured alcohol if stubborn haze film still remains on the tile surface

Harden grouts can only be removed by mechanical means.

Leave for at least 24 hours before allowing foot traffic.



QUICSEAL 613 EPDXY GROUT is a specially formulated three-component epoxy resin based product mixed with silica sand and special additives to obtain a bonding paste with extremely high adhesion strength. QUICSEAL 613 EPDXY GROUT adheres well to most surfaces and hardens rapidly without noticeable shrinkage to allow early foot trafficking. Once cured, EPDXY GROUT mortars are highly resistant to water and chemicals.

Typical Uses

QUICSEAL 613 is a chemical resistant grout and adhesive for both wall and floor applications:

• Internal and external areas; ceramic tiles, homogenous tiles, quarry tiles, agglomerates (artificial stones), natural & moisture sensitive stones, etc.
• Areas subjected to chemical contact such as dairies, breweries, food and chemical industries, swimming pools
• Areas subjected to heavy traffic such as walkways and pavements, etc.

Substrate Preparation

The substrates must be clean and sound, free of dust and loose particles. Laitance, oil, grease, mould release agents or curing compound must be removed from concrete surfaces by using wire brush, scabbler or other means.


Preparing the Mix

Mix QUICSEAL 613 (Part A) and Part B together in a clean pail thoroughly using a low speed mechanical paddle mixer for 3-5 minutes. Pour QUICSEAL 613 Part C into the blend and mix for approximately 3 minutes until a homogeneous paste is achieved.

Grouting Tile Joints

Apply the QUICSEAL 613 paste with a hard rubber trowel to fill the joints completely. Remove the surplus paste with a damp nylon scrub pad or sponge. Rinse the sponge with clean water. Continue this process until all excess grout have been removed. Leave for at least 24 hours before allowing foot traffic.


Do not use QUICSEAL 613 to grout terracotta tile joints. When grouting unglazed impervious tiles or tiles of contrasting color ( i.e. beige coloured QUICSEAL 613 against white tiles ), a preliminary test is recommended. Pre-treatment of such tiles with a suitable impregnator may be necessary prior to grouting work.


Cleaning should begin immediately after application. All tools and hands may be cleaned with abundant water before the adhesive sets. After setting, cleaning can only be done by mechanical means.


For grouting tile joints, consumption depends on the tile dimension and joint.

Two-component Acid-Resistant Epoxy Grout

Available in 20 colours for joints of at least 3 mm. Can also be used as an adhesive.


Where to use

Indoor and outdoor grouting of ceramic tile and natural stone floors and walls. Also suitable for acid-resistant bonding and rapid setting of ceramic tiles, stone materials, fibre-cement, concrete and any other building material on all types of substrates normally used in construction.

It allows you to create floors, walls and worktops, etc. in compliance with the HACCP system and the requirements of EC Regulation No. 852/2004 regarding hygiene and foodstuffs.

Some application examples

  • Grouting floors and walls in the food industry (dairies, abattoirs, breweries, wine-cellars, conserved-food plants, etc.), shops and areas where hygiene is required (ice-cream shops, butchers, fish vendors, etc.).
  • Grouting industrial floors and walls (electrical industries, tanneries, battery rooms, paper-mills, etc.), where high mechanical resistance and resistance to acid attack is required.
  • Grouting swimming pools; particularly suitable for basins containing salt or thermal water.
  • Grouting tanks containing aggressive chemicals (purification plants, etc.).
  • Grouting ceramic tiles on laboratory benches, kitchen work surfaces, etc.
  • Acid-resistant bonding of tiles (used as an adhesive in compliance with class R2T specification according to EN 12004 standard).
  • Bonding marble doorsteps and windowsills.
  • Bonding tiles in plastic reinforced by fibre glass swimming pools.
  • Bonding special pieces of tiles.

Technical Characteristic

It is a two-component, epoxy-resinbased product with silica sand and special components, with excellent resistance to acids and excellent cleanability.

This is a product with very low emission of volatile organic compounds and is classified Emicode EC1 R Plus by GEV when used for grouting.

The following features are obtained when used correctly:

  • Excellent mechanical and chemical resistance, therefore excellent durability.
  • A smooth final surface with low water absorption, therefore easy to clean; ensures hygiene.
  • Easy workability and finishing.
  • Becomes very hard and is highly resistant to heavy traffic.
  • No shrinkage, therefore absence of cracks and fissures.
  • Uniform colours that are resistant to ultra-violet rays and atmospheric agents.
  • Excellent bonding.


  • Because of the tessara’s reduced thickness, it can also be used for grouting glass mosaics with joints less than 3 mm.
  • When grouting ceramic tiled floors and walls subject to oleic acid attack (e.g. ham and sausage industries, oil-mills, etc.) and aromatic hydrocarbon, it can be used (available in 113 or 130 reference colour).
  • For flexible expansion joints or joints subject to movement use an elastic sealant.
  • It does not ensure perfect adhesion when used for grouting tiles with wet edges or contaminated with cement, dust, oil, grease, etc.
  • Unglazed klinker tiles should be grouted with the same colour tone. All other colours should be used only with glazed tiles.
  • Do not use it for grouting terracotta tiles because they are difficult to clean.
  • Make preliminary sample tests before grouting porcelain tiles with a contrasting colour (e.g. black on white).
  • Always carry out preliminary tests before grouting stone or ground porcelain with a porous or rough surface.
  • Do not add water or any solvents to it to make it more fluid.
  • Use the product in temperatures between +12°C and +30°C.
  • The quantities are already in the correct proportions, therefore mistakes should not be made. Do not guess the quantities when mixing the two components. A wrong catalysis ratio could impair the hardening process.
  • When removing already cured it from the joints, use a hot air industrial drier. Remove hardened from the tiles with Pulicol 2000.
  • When grouting large floor surface areas, it is recommended to use it, available in grey 113 (other colours are available upon request for quantities higher than 300 kg) because it is very fluid and easy to apply.

Application Procedure

Preparing the joints

The joints must be dry, clean, free of dust and emptied at least 2/3 of the tile thickness. The excess adhesive or mortar should be removed while still fresh.

Before grouting, make sure that the installation mortar or the adhesive has set and released most of its moisture.

It is not affected by the moisture on the surface; the joints should not be wet during work.

Preparing the mix

Pour all the hardener (component B), into a bucket containing component A and mix well until a smooth paste is obtained. For perfect mixing and avoiding overheating of the mixture, which could reduce working time, a low speed electric stirrer should be used. Use the paste within 45 minutes from mixing.

Applying the grout

Spread it with the appropriate float, making sure the joints are completely filled. Use the same float, but on edge, to remove excess grout.


After grouting, floors and walls should be cleaned immediately, before the product dries.

Wet the surface thoroughly and emulsify with an abrasive pad for cleaning joints, making sure not to wash-out the joints. When cleaning walls, the cleaning pad should be fully soaked with water. The excess liquid can be removed with a hard cellulose sponge, and should be replaced when too full of resin. Use the same type of sponge for the final tooling of the grout. It is very important that once the finishing process has ended, no traces are left on the tile surface because it will be very difficult to remove. It is therefore necessary to frequently rinse the sponge with clean water during the cleaning process.




When finishing large floor surface areas, use a rotary, disc-type power float abrasive pads, well saturated with water. All excess liquid can be removed with a rubber squeegee. The final cleaning cycle may be carried out using special cleaning solution for epoxy grout. It may also be used to remove thin residues of grout several hours after application. In such cases, the product must be left to react for longer (15-20 mins.).

The efficiency depends on the amount of resin residues and how much time has passed sinceapplication. Cleaning must always be carried out while “fresh” as described above.

Application Procedure As An Adhesive

After mixing the two components as described above, spread the adhesive with a notched trowel. Apply the tile under firm pressure to ensure good contact. After setting, bonding becomes extremely strong and resistant to chemical agents.

Set to Light Foot Traffic

At +20°C, floors are set to light foot traffic after 24 hours.

Ready for use

4 days. Surfaces can also undergo chemical attack after 4 days.


Clean tools and containers with plenty of water before hardens. When it has hardened, removal is only possible by mechanical means.


Consumption varies depending on the width of the joints, the size and thickness of the tiles. The table shows consumption in kg/m².

When it is used as an adhesive, consumption is 2-4 kg/m².


It is supplied, with mixing proportions carefully measured, in drums containing component A and bottles of component B to be mixed when using the product.

The total weight of the units is: 10, 5 and 2 kg in total.

It can be stored 24 months in a dry place in original packaging. Store component A at a temperature of at least +10°C to avoid crystallisation which, however, can be reversed by warming.

Safety Instructions for Preparation and Application

Part A is irritant for skin and eyes. Both part A and B may cause sensitisation if they come in contact with the skin of predisposed subjects. Part B is corrosive and may cause burns.

Part B contains low weight epoxy resins which can cause sensitization if cross contamination with other epoxy compounds occurs. During use, wear protective gloves and goggles and take the usual precautions when handling chemicals. In case of contact with eyes or skin, wash immediately with plenty of water and seek medical attention.

QUICSEAL 301 Epoxy Mortar

QUICSEAL 301 Epoxy Mortar is a two-component product, premixed with selected graded aggregates / epoxy resins & additives which when mixed, produces a high strength impermeable and chemically resistant mortar. The base / hardener are in different colours to provide visual confirmation of adequate and proper mixing on site.

Surface Preparation

Concrete and Ceramic

As with all concrete repairs, it is essential to remove all grease, oil, dust and other loose materials. Concrete substrates must be adequately prepared either by use of a suitable mechanical method such as scrabbling, grit blasting or needle gunning.


Degrease steelwork if neccessary. Remove dust and debris. Ensure surfaces are dry and prime with QUICSEAL EPOXY PRIMER working well into the surfaces. Allow to dry for 30 minutes before firmly applying QUICSEAL 301.

A smooth surface maybe obtained with a damp or heated trowel.

QUICSEAL EPOXY PRIMER may be applied to dry or slightly damp, but not wet surfaces.

When applying QUICSEAL 301 to damp surfaces, one must work the epoxy mortars thoroughly into the wet surfaces to obtain complete surface adhesion.

QUICSEAL 301 should not be applied more than 20 mm thick in one application on vertical surfaces to prevent slumping.

Site Instructions

Mechanically clean concrete and steelwork to remove loose, weak and ontaminated surfaces and dust, scale, etc. Degrease steelwork if neccessary. Remove dust and debris. Ensure surfaces are dry and prime with QUICSEAL EPOXY PRIMER working into surface. Allow to dry for 30 minutes before firmly applying QICSEAL EPOXY MORTAR. A smooth surface may be obtained with a damp or heated trowel. QUICSEAL EPOXY PRIMER may be applied to dry or slightly damp, but not wet surfaces. QUICSEAL EPOXY MORTAR may be used on wet surfaces but must thoroughly worked into the wet surface to obtain complete surface protection and adhesion.

QUICSEAL EPOXY MORTAR should not be applied more than 20 mm thick in one application on vehicle surfaces, to prevent slumping. In most cases, where concrete surface is rough, no primer is required.

Underwater APplication – QUICSEAL EPOXY MORTAR

Surfaces must be mechanically cleaned, free of weak or loose material, marine growth, rust, scale, etc. Mixed QUICSEAL 301 should be carried in plastic bags to work area in small quantities, approximately 5 mm thick, pressed, pressed into position ensuring that all water is expelled from between the repair surface and the QUICSEAL 301. Mixed mortar should be applied within 30 minutes of mixing. COntact between the mixed mortar and water should be avoided until the point of application. Uncured material should be protected from scouring and displacement by moving water until cured.

Mixing and Storage

Store the materials away from sunlight or heat before using, as heat will shorten pot-life of materials. Mix materials in the ratio of 3:1 by weight (Part A:Part B) until a homogenous colour is obtained (1 to 3 mins). For large quantities, mechanical mixer should be used, for small quantity, it can be hand mixed.

The shelf life of QUICSEAL 301 is 12 months when stored unopened in a cool and dry place.

Health & Safety

Gloves and goggles should be worn. Any splashed to the skin or eyes should be washed off with clean water. In the event of prolonged irritation, seek medical advice. Powder products should be handled to minimize dust formation. Use a light mask if axcessive dusting is unavoidable.

QUICSEAL 302LV Epoxy Injection Resin

QUICSEAL 302LV Epoxy Injection Resin is a two-component, solvent-free, low viscosity epoxy resin specially designed to repair cracks in concrete. It is moisture tolerant, allowing for injection into damp cracks and provides good water resistance and protection against chemical attack.

Instruction for Use

QUICSEAL 302LV Epoxy Injection Resin is particularly useful as a method of carrying out structural repairs of concrete and masonry. It forms a bond between the broken sections stronger than the materials itself and seals the cracks the cracks against ingress of water and other aggressive agents which may have a deleterious effect on reinforcement.

Before deciding to inject cracks, the cause of the cracks must be established and ensure that they are not still moving by using suitable tell tale devices. If movement is occurring, the crack should be treated as a normal movement joint. Otherwise, the crack and surrounding surface must be thoroughly clean, dry and all loose debris removed.

QUICSEAL 304 EPOXY PUTTY is then used to the surface and bond on the injection nipples will be approximately 1 ½ – 2 times (less for very fine cracks) the thickness of the concrete member to be repaired. Cracks through the entire thickness of the concrete member should be sealed on both sides. Once QUICSEAL 304 EPOXY PUTTY has hardened, which normally takes about an hour, the injection resin is mixing by using slow-speed drill and paddle for about 1-3 minutes until a homogenous honey coloured liquid is achieved. Simply inject the mixed resin into the horizontal or vertical cracks.


The gel time of premixed material is dependent on the quantity of the batch and temperature. A large batch is likely to react much faster than a small quantity of material. Therefore it is crucial the user of single component equipment to monitor closely to prevent premature reaction in the pump system. If a reaction of the batch occurs while pumping, immediately shut down the machine and flush with a cleaner to avoid built up and clogging of the equipment.


1 litre will fill a length of 13m for a cavity of 25mm deep by 3mm wide.

Cleaning of Tools

Tools and equipment may be cleaned with xylene or aromatic solvents


QUICSEAL 302LV Epoxy Injection Resin is supplied pre-weighed in 1.5kg & 6kg set.


  • as with all EPOXY RESIN products, wear protective overalls and gloves- prolonged contact with the skin should be avoided.
  • ensure adequate ventilation
  • skin contamination should be cleaned immediately with soap and plenty of water. If resin or hardener enters the eyes, wash immediately with running water and consult a doctor immediately


QUICSEAL 304 Epoxy Putty

QUICSEAL 304 Epoxy Putty is a two component EPOXY PUTTY premixed with selected graded fillers / EPOXY RESINS and additives which when mixed, produces a high strength, impermeable and chemically resistant putty. The base/hardener are in different colours to provide visual confirmation of adequate and proper mixing on site.


QUICSEAL 304 Epoxy Putty is recommended for the following:

  • bonding precast concrete
  • anchoring of bolts and dowel bars
  • sealing of cracks
  • repair of concrete
  • overhead repair
  • bonding of dissimilar materials


  • adhere to damp surfaces
  • cures with undetectable shrinkage
  • speed of repair due to chemical reaction
  • impermeable to water, oil, petrol and chemical spillage

  • finished product is concrete grey in colour

QUICSEAL 304 Epoxy Putty is available in 2kg set.


The shelf life of QUICSEAL 304 is 12 months when stored unopened in a cool and dry place at temperature between +10°C to +30°C.

Health & Safety

Contents are flammable and should be kept away from fire or naked flame. It should be handled with care and should not be allowed to remain in contact with the skin. In the event of contamination, the effected parts should be washed with water. If there is contact with the eye, flush with water and consult a physician. Wear gloves where necessary. When used in confined spaces, provide adequate ventilation. Equipment should be properly earthed.
